Where everybody sleeps
Twelve people in real beds. Every bedroom has its own full bathroom, so there is no shared-bathroom arithmetic, and a half bath off the common area means guests never walk through a bedroom.

The main suite, with its own full bathroom.
KingSecondary master
A second suite of the same standard — the usual choice for a second couple or grandparents. An air mattress is available here if you need to stretch past twelve.

Two queen beds. This is the children's and cousins' room, and the reason the house sleeps twelve rather than ten.

QueenTwelve in beds. Fourteen is possible with the air mattress if your group would rather stay together than split across two houses — ask us and we'll tell you honestly whether it will feel comfortable.
Three places to eat outside
The covered terrace by the pool seats ten under a cane ceiling and fans. The walled courtyard, shaded by a tree that was on the lot long before the house, seats six and stays cool through the afternoon. And there is the barbecue, which is where most evenings end up.
The kitchen opens to all of it, so whoever is cooking is never shut away from the group.
